As many parts of the world are becoming an aging<\/a> society (where <\/span>more than 20% of the population are older than 60 years old<\/b>), we need to rethink how we build our city for everyone to live meaningfully after retirement.<\/span><\/p>\n

Seeking a new typology of future communities, <\/span>Jin Wellbeing County has become the first senior oriented mixed-use development in Thailand<\/b> comprising residence, commercial unit, and hospital.\u00a0<\/span><\/p>\n

Its planning focuses on 3 principles: <\/span>\u201cSustainable Nature\u201d, \u201cPhysical Wellbeing\u201d, and \u201cSense of Community\u201d<\/b>, responding to seniors<\/a>‘ needs. Diverse activity dynamics are designed through <\/span>\u201cRetreat\u201d, \u201cEngage\u201d and \u201cCreate\u201d<\/b> concepts which enhance all-round living experience.\u00a0<\/span><\/p>\n

Together with our initial research on \u201cThe Seven Dimensions of Wellness,\u201d marking beneficial approaches for aging life, <\/span>all aspects are embedded in the landscape design<\/b> to truly achieve \u201cCommunity in the Ravine Forest.\u201d<\/span><\/p>\n

Located in the Chao Phraya Flood Plain, the site of Jin Wellbeing County in Pathum Thani, the suburb of Bangkok, <\/span>is previously known for agricultural lowland, which gets flooded seasonally.<\/b><\/p>\n

Nonetheless, as time passed by, <\/span>the area gradually became urbanized<\/b> by rows of buildings, housings, and infrastructure, <\/span>leaving the possibility of severe flooding.\u00a0<\/b><\/p>\n

By blocking the flow of water, Bangkok and <\/span>its suburbs have faced critical phenomena<\/b> such as 2011 Thailand Floods and regular flash floods during the rainy season.<\/span><\/p>\n

As a result, <\/span>Jin Wellbeing County is designed thoughtfully with a consideration to the public and surrounding site, by adopting \u201cPolder System<\/a>\u201d<\/b>, which helps retain water before releasing to public amenity, apart from doing typical landfill methods.\u00a0<\/span><\/p>\n

This approach potentially helps maintain flood in urban areas<\/b>, leading to a resilient living, if used in every site around the city.<\/span><\/p>\n

Despite the full-phase masterplan with all mixed use facilities, <\/span>the project is now completed within 58,332 square meters<\/b> of Phase I which comprises Jin Wellness Institute and Thonburi Burana Hospital and Low-rise Residential Cluster 1 and 2.\u00a0<\/span><\/p>\n

The project offers 22,485 square meters of green spaces<\/a><\/b>, both on-ground and on-structure, which equals 40% of the site area, exceeding the 30% standard requirement.<\/span> A perfect harmony with nature<\/b> will surely enhance people\u2019s physical and mental health.\u00a0<\/span><\/p>\n

Plants selection varies in heights, forms and flower colors, including Perennials, Shoreline Trees, and Ground cover plants. To imitate a forest, <\/span>they are arranged all over softscape areas by mixing up, rather than in an orderly composition. <\/b><\/p>\n

They can trigger the \u201cecological succession<\/a>\u201d process<\/b>, allowing every species to grow mutually and substitute the older ones naturally over time.\u00a0<\/span><\/p>\n

Water management system functions in handling flooding on wet seasons and supplying adequate water on dry seasons.<\/b> A \u201ccreek\u201d is proposed through the middle of the site as a main drainage and treatment system, along with \u201cbioswale\u201d, gathering runoff water from the outer part.\u00a0<\/span><\/p>\n

Primarily purified water will flow along the way into \u201cbiopond\u201d<\/b>, used for retention and secondary treatment. It, therefore, provides reused water for irrigation and keeps the project green all year.\u00a0<\/span><\/p>\n

This resilient ecosystem essentially becomes a food source and habitat for urban wildlife<\/b> such as birds, aquatic animals, insects and squirrels, playing a role in maintaining biodiversity and even exchanging such systems with nearby areas.<\/span><\/p>\n

As <\/span>\u201cUniversal Design\u201d is another main priority<\/b>, all programs are connected with \u201cAll-ramp access\u201d, <\/span>sloping up and down with equipped handrails and no additional steps.\u00a0<\/b><\/p>\n

These pathways allow seniors and handicaps to stroll around safely. <\/span>Ambulance can also easily pass through during an emergency.<\/b> Seatings are placed at every 30-50 meters distance along the paths, where elderly can take a rest from time to time.\u00a0<\/span><\/p>\n

Rough surface materials are used to reduce the risk of slippering<\/b>, along with adequate lighting<\/a> for night time usage.<\/span><\/p>\n

The Therapeutic Garden<\/b>, located nearby Jin Wellness Institute and Thonburi Burana Hospital is one highlight that ensures physical wellness. <\/span>It encourages users to exercise their five senses: sight, hearing, taste, smell and touch<\/b> to achieve holistic health, among colorful and fragrant species<\/a>.\u00a0<\/span><\/p>\n

Here, doing foot massage is attainable at the reflexology path designed with various sets of rough stones. <\/span>There are also special trails for physical therapy designed in 3 patterns: flat road, slope path and steps.\u00a0<\/b><\/p>\n

All are equipped with handrails<\/b>, allowing caretakers to walk together and encourage them to rebuild their strengths.<\/span><\/p>\n

\u201cMulti-generation living\u201d is another key feature, where <\/span>independent living, family, and assisted living are united to build community spirit<\/b> with activity dynamics.\u00a0<\/span><\/p>\n

In order to \u201cengage\u201d, space planning is designed to add a \u201cchance of meeting\u201d, <\/span>encouraging cross activity interaction such as exercise areas<\/b> and enclaves of gathering spots along the creek.\u00a0<\/span><\/p>\n

Yet, <\/span>there are also private seating niches and secluded outdoor tables among greenery, offering a sense of \u201cretreat\u201d.<\/b> After all, an edible garden<\/a> allows us to \u201ccreate\u201d some dining and workshop together, leading to lifelong learning. <\/span><\/p>\n

Moreover, in front of Jin Wellness Institute<\/a> are <\/span>the cascade, offering a moisturized forest atmosphere, green lawn and swimming pool for group exercise<\/b>, where people can enjoy taking time, as well as running along the site\u2019s jogging track.\u00a0<\/span><\/p>\n

Likewise, on the second floor, there is a standard lap pool, hydrotherapy pool, hot-cold tub and pool deck, <\/span>suitable for different needs and lifestyles.<\/b>\u00a0<\/span><\/p>\n

To conclude, <\/span>Jin Wellbeing County surely is a living complex full of serenity and multi-generation spirit amidst a seamless harmony with nature<\/b> and biodiversity, flourishing good quality of life.<\/span><\/p>\n
